GREATER NOIDA: The Greater Noida Authority is getting all set to create a low-density Sports City and a Recreational Entertainment Park sprawling across nearly 400 acres of land. It recently invited consultants for the two mega projects, which will offer recreational as well as residential facilities at two different locations in the city.<\/p>\n

According to officials, while the Sports City will be located in the Knowledge Park-V area across 175 acres, the Recreational Entertainment Park will be located in the Sector 20 area of the city. “It will be developed on two plots measuring 100 and 130 acres, respectively,” said H K Verma, additional CEO, Greater Noida Authority.<\/p>\n

Officials said that technical and financial bids for the two projects would be opened and finalized on July 1. “Both the Sports City and the Entertainment Park are basically a part of recreational land use and therefore their development is proposed in the recreational green area and a separate provision for permissible ground coverage and FAR (Floor Area Ratio) has been proposed as per the Building Regulations Act of Greater Noida,” Verma said.<\/p>\n

According to the tender floated by the authority, the reserve price for the Sports City project has been kept at Rs 12,690 per square metre taking the land cost of the project to a whopping Rs 888 crore. The reserve price for the Recreational Entertainment Park has been fixed at Rs 7,725 per square metre. The price of land for this project amounts to Rs 710 crore.<\/p>\n

For the Sports City, which will house a 9-hole golf course, maximum permissible ground coverage of the entire land of 175 acres shall be 30% while a maximum permissible FAR on total land of 175 acres shall be 1.5. While 70% will include sports, institutional, other facilities and open areas, 2% will be reserved for commercial use, and 28% will be for group housing and residential use, officials said. Facilities that will be developed will include multipurpose sports play fields, indoor multipurpose sports hall, a hospital and internal road and green spaces.<\/p>\n

An amusement park, drive-in cinema, open air theatre, club, theme park, orchard and a zoo will be some of the amenities hosted by the Recreational Entertainment Park. Its maximum permissible ground coverage of the entire land of 100 and 130 acres will be 20% while the maximum permissible FAR will be 0.40. Land use components will be 75% recreational and 25% support facilities. The recreational park will also include an integrated golf course, restaurant, hotel, villas and shopping mall.<\/p><\/div>\n<\/div>\n
